Tip – Do You Need to See Every Property Available in Your Price Range?




When your are looking at  Mexico Real Estate , should your agent be showing you every property that's within your price range?
Everyone will know from their previous real estate purchases that there are properties that simply do not meet their criteria or even come close to it.  Mexico Real EstateNo one would expect to see those.
However, in Mexico, there are some additional factors to consider.
Non-Expat Location
There are cases of nice properties – large well-built homes, nicely designed and finished – which are very well priced; however, they are located within more working-class local communities.  Surrounding homes may be half-built (a situation which doesn't seem to bother the working-class here) or simply unsightly. While the home itself may be nice, the price is right, the right agent will not be showing homes of this sort unless you've specified that you want to invest in this kind of neighborhood.  (Some do have good investment potential.)
The Agent's Suggestions
In Mexico, more so than back home, your agent's opinion and suggestions are worth taking into consideration.  Construction style is different, and it's a market that behaves differently; it is very far away from home you will be even less familiar with these points.
Your agent will know the area, the communities, the homes, the new developments, etc.  They've also seen what most people have ended up being happy with.  If your agent makes a suggestion, even though it's not 100% matched with all your criteria, it's worth considering; you might be pleasantly surprised.
In this situation, you might be shown properties slightly above you price range.  It is worth discussing how much flexibility you have with your agent so they know how feasible it could be if they find that more-than-perfect property for $10,000 above.
So, in the end you will not be viewing all properties available in your price range, and perhaps some good suggestions you will see will be a little above or below.
Basically, it goes back to that point that you want to invest the time at the beginning of your search to find theright agent.  They will filter properties, choose the most suitable ones and be able to make good recommendations.
